Property Improvement Guidance

Definition: Property improvements include all improvements or changes to a TMLOA property or lot. Examples include but are not limited to the following; cutting or changing a road into a property or lot, adding or altering RV pads, adding storage sheds, Conex containers, cabins, any structure, digging trenches, installing electricity or electrical boxes, cutting or removing trees or shrubs, removing or adding fences, etc. For any questions, send email to the following address.

Take the following Steps:

  1. Print & Complete: Print and complete the Land Improvements Form found at the following link.
  2. Rules/Guidance: TMLOA property owners are responsible to follow and abide by TMLOA CCRs and the TMLOA Rules & Regulations, located under the tab, “For Members” (link below).
  3. Electrical/Power Needs: IMPORTANT
  4. Find Property Boundaries Online: Go to Bannock County Parcel Viewer (link below) to find and locate your TMLOA property boundaries.
  5. Print Plat Map: Print the plat map of your TMLOA property. Only Bannock County Parcel Viewer maps are acceptable. Please be aware the county parcel map is not always correct, so it is up to the property owner to know exactly where property lines are. Also be aware that there is a 20 ft. setback for all structures including trailers, fences, power boxes, etc.
  6. Design Plans: Using the Property Improvement Plan and printed Bannock County Parcel Viewer map, draw and explain improvements desired. Use as many multiple pages to explain all improvements.
  7. Explanation: Provide an explanation of the action(s) proposed for the improvements if not included on the drawing(s) or map(s). Use as many pages as needed.
  8. Culverts: IMPORTANT
    • Culverts must be installed by the property owner at the road access points to help prevent road erosion. For guidance, refer to TMLOA Roads board member contact, Kenny Cleaves 208-241-7765.
    • REMINDER: Culverts must be a minimum of 12 inches wide and no smaller. Additionally, they need to be kept clear of debris.  See more information on our website under “Important Information” tab, under “Culverts” (link below).
  9. County Regulations: TMLOA property owners are responsible to contact Bannock County to obtain ALL permits, which may include; excavation, land use, and/or building permits and must provide verification any or all of these permits have been obtained, by providing a copy of your permit(s) to the TMLOA board with your property improvement plan.
  10. Excavation Contractor: Submit to the TMLOA board, with the excavation permit, a copy of the contractor’s license and Certificate of Liability Insurance.
  11. Review & Approval: The TMLOA Land Improvements Board will review the information and provide a response.
  12. Approval: The TMLOA board sends a receipt confirmation, then will provide a follow response(s) after review. Responses may not be immediate, pending any review or discussion. Timeframe could be 1 – 30 days, plan accordingly.
  13. Miscellaneous Other Notes: Property improvements not included in the property improvement submission and/or later identified as inappropriate or not within the Bylaws or CCRs of TMLOA, can be questioned or raised as a concern and addressed by TMLOA board to correct, at the TMLOA landowner expense.
